The Process: A MODULAR home constructed inside a facility, the home is built to meet the Florida Building Code for all Floridawith Wind Rating between 150-180mhp instead of HUD code. The home can be delivered on or off frame for the setup. These homes can be built in three months from start to finish, transported and installed when permits are approved. They all come with a Gold Care Package, meaning they have drywall interior and seamless finishing.
An Off-Frame Modular Home has no steel frame underneath with 2x8 or 2x10 floor joists on 16" centers Built to same residential codes as brick built homes and appraised equally. Once installed and approved these homes become 'real' property. More often than not they must be installed with a crane.
An On-Frame Modular home does have a Steel Frame underneath with 2x6 or 2x8 floor joists up to 24" centers and when installed looks identical to an Off-Frame build (We prefer this build as there is no need to use a crane to hoist the home onto the foundation)
We work with licensed installers and General Contractors statewide. They will meet our homes when delivered then they anchor the home and connect the plumbing and a local licensed electrician will hook up your home. We add the air conditioner to complete your install.
We have check lists and budget sheets so you can plan accordingly and figure out how to budget to make your dream home come true.
